Rosie's Roofing and Restoration

I called Rosie's out for what I thought was a simple roof leak, a damp, growing spot on my master bathroom ceiling. Charlie, one of the owners, showed up personally with his crew, and I genuinely believe their thoroughness may have saved my family from carbon monoxide poisoning and fire risk. What stood out immediately is that most roofers would've stayed on the roof, looked at vent boots and shingles, found nothing obvious, and either quoted me something I didn't need or told me to call someone else. Instead, Charlie went straight into the attic first, and not just the easy-to-reach area. He crawled all the way back into a tight, hard-to-access part of the attic that I couldn't even safely get to myself. While he was back there, he discovered that our furnace flue pipe was completely disconnected, meaning carbon monoxide had been venting into our attic every time the furnace ran. We had no idea. For context, we'd had our HVAC company out just two weeks prior for a routine service visit, and they missed this entirely. A roofer caught a life-threatening HVAC issue that the HVAC professionals didn't. Charlie reconnected it on the spot. On top of that, he diagnosed the actual ceiling leak, which wasn't the roof at all. He found that the exterior dryer vent had a screened filter behind the flap that was completely clogged with lint, nothing could get through. This clogged filter was not allowing lint or heat to escape every time I ran the dryer, causing a huge fire hazard. Because no heat was escaping, hot dryer exhaust was leaking into the attic. When the AC ran, the temperature difference between the hot attic air and the cold AC ducts was causing condensation to form at the duct connection points, which was dripping onto the sheetrock and showing up as a leak on our bathroom ceiling. This filter was three stories up on the exterior of the building. His crew threw up a tall ladder, climbed up, and removed it. That alone would've been a separate service call to another company. Two serious problems, both of them potentially life-threatening, diagnosed and fixed in one visit. The price was more than fair for the amount of work and expertise involved. I was prepared to spend significantly more on a roof repair I didn't even need, and would've had to call out both an HVAC technician and someone with a three-story ladder to address what Charlie and his crew handled on the spot. They could've easily told me I needed roof work and walked away with more money. Instead Charlie and his team did the right thing, found the actual issues, and fixed them honestly. If they'd taken the typical approach and just stayed on the roof, the disconnected flue would still be venting carbon monoxide into my attic right now. I've already been recommending Rosie's to anyone and everyone I know, and I'll continue to do so.

Several neighbors recommended Rosie's Roofing when I was looking for a roofing referral; Adrienne Appleby was extremely thorough in reviewing roof recommendations with me and she was with me throughout the process. The person who did our roof inspection was very thorough and took many photos to show condition of the roof. The roofers did a wonderful job, completing the job more quickly than I imagined due to a large crew, and they did a thorough clean-up before they left. I am so pleased! First, the good: the roof repair itself appears to have been done well, and I have no complaints about the quality of the work so far. The project manager, Philip, was excellent throughout the process — professional, responsive, and clearly very good at his job. Honestly, he was the best part of the entire experience. Unfortunately, the back-office and billing side of the company was a completely different story. I paid my invoice the same day I received it and received confirmation that the payment had been processed. Three to four weeks later, I received another invoice with a late fee attached because the company claimed the payment had been canceled by my bank. That was surprising since I paid directly from my checking account and had received a payment confirmation. I tried calling the company twice to sort it out, but no one answered. I left messages with the answering service and never received a callback. Since the payment had not actually been withdrawn from my account, I paid the new invoice, including the late fee that I don’t believe I should have been charged. This time, the funds were immediately withdrawn, and I received another receipt showing the account was paid in full. Problem solved, right? Not quite. About a week later, I received a text message saying my account was delinquent and asking why I hadn’t paid. Once again, I called the company. Once again, no answer. Once again, I left a message and received no response. To his credit, Philip personally called me back and said he would look into what was happening. He was professional and helpful, but I never received any follow-up or explanation from the company itself. Based solely on the quality of the roofing work and Philip’s service, this would have been a five-star review. But the billing system, lack of communication, and inability to reach anyone when problems arose turned what should have been a smooth experience into a frustrating one. The work was good. The customer service on the back end was not.

I purchased a 1960s MCM a couple years ago with prior roof replacement done by Rosie’s. The main level in my home was made for entertaining and had one skylight but it was begging for more natural light as it often felt dark and dungeon-like. The crew promptly arrived at the communicated time and they were very professional. They made sure to check in with me throughout the day to ensure everything was as I wanted. They covered my floors and furniture and also made sure to clean up after themselves. Everything was spotless and BRIGHTER when they left. Thrilled with the final result! I highly recommend Rosie’s Roofing for your roofing needs or skylight needs. Especially if you have a MCM style home… they are well accustomed to this roofing style and replicating the overall look/feel of the original work done with tongue and groove ceilings.
